Concrete Driveways in Western Washington

A concrete driveway is one of the best long-term investments you can make in your property. With a lifespan of 30–50 years and minimal maintenance requirements, concrete outperforms asphalt in durability and return on investment for homeowners who plan to stay in their home.

We install concrete driveways for homeowners throughout the greater Seattle area — Woodinville, Kirkland, Redmond, Bellevue, Bothell, Sammamish, Issaquah, and beyond. We handle the full scope: form setting, subbase preparation, rebar or wire mesh reinforcement, concrete placement, finishing, and cure protection. No shortcuts.

  • New driveway installation
  • Driveway replacement and demolition haul-away
  • Decorative and stamped concrete options
  • Exposed aggregate finishes
  • Broom finish and standard flatwork

Commercial Concrete Flatwork

Commercial properties have demanding requirements — heavy vehicle loads, ADA accessibility compliance, drainage considerations, and tight scheduling around business operations. We are experienced with commercial concrete flatwork for retail centers, office parks, apartment complexes, warehouses, and public facilities throughout Western Washington.

We work with property managers, general contractors, and business owners to deliver commercial-grade concrete on schedule and within spec. All ADA-required elements — curb cuts, detectable warning surfaces, accessible pathways — are installed to current federal and Washington State standards.

Commercial Concrete Services

  • Parking lot aprons and vehicle access areas
  • ADA-compliant curb cuts and ramps
  • Detectable warning surface (truncated dome) installation
  • Commercial sidewalks and pedestrian pathways
  • Extruded concrete curbing
  • Wheel stops and parking barriers
  • Equipment pads and utility slabs
  • Loading dock approaches

Concrete Curbing & Edging

Extruded concrete curbing creates clean, permanent borders for parking lots, landscaping beds, medians, and property boundaries. It resists shifting, doesn't rot, and defines traffic flow in commercial lots far more durably than plastic or rubber alternatives. We install extruded curbing as a standalone service or as part of a larger paving project.

Why Choose Concrete Over Asphalt?

Both materials have their place, and we install both. Concrete makes the most sense when:

  • You want a surface that lasts 30–50 years with minimal maintenance
  • The area sees heavy, concentrated loads (forklifts, garbage trucks, large RVs)
  • You prefer a lighter-colored surface that reflects heat and stays cooler
  • You want decorative options — stamped patterns, exposed aggregate, or colored concrete
  • You're building a pad or slab that needs to hold equipment or structures

Not sure which is right for your project? Call us — we'll walk you through the trade-offs for your specific situation at no charge.

Concrete Flatwork FAQ

Is concrete or asphalt better for a driveway in the Pacific Northwest?
Both work well here. Concrete lasts longer (30–50 years vs. 20–30 for asphalt), requires less maintenance, and holds up better under heavy vehicle weight. Asphalt costs less upfront and is easier to spot-repair. Concrete is the better long-term investment for most homeowners planning to stay in place.
How long does concrete need to cure before I can drive on it?
Concrete reaches about 70% of its full strength within 7 days. We recommend waiting at least 7 days before light vehicle traffic and 28 days before heavy trucks or loaded vehicles. Foot traffic is typically safe after 24–48 hours.
What finish options are available for concrete flatwork?
The most common is a broom finish — textured for traction, ideal for driveways and walkways. Exposed aggregate reveals the stone in the mix for a decorative, slip-resistant look. Stamped concrete can mimic pavers, brick, or slate and accepts color. Smooth trowel finishes are used for interior slabs and equipment pads. We'll walk you through what makes sense for your specific project.
What ADA requirements apply to concrete ramps and curb cuts?
ADA-compliant concrete work requires ramp slopes no greater than 1:12 (8.33%), detectable warning surfaces (truncated domes) at curb cuts, minimum 36-inch clear pathway width, and cross-slopes no greater than 2%. We install all ADA elements to current federal and Washington State standards.
