Professional Parking Lot Striping in Western Washington

Clear, well-maintained parking lot striping does more than look good — it directs traffic flow, maximizes parking capacity, reduces liability, and ensures ADA compliance for customers with disabilities. Faded or missing striping creates confusion, increases accident risk, and can expose property owners to legal liability.

We provide professional parking lot striping for retail centers, office parks, apartment complexes, warehouses, schools, churches, and HOA properties throughout Western Washington. We use commercial-grade traffic paint applied with precision striping equipment for sharp, consistent lines that last.

Parking Lot Striping Services

New Lot Layout & Striping

Planning a new parking lot or expanding an existing one? We work from your site plan — or create a layout optimized for your property — to maximize stall count, traffic flow, and accessibility compliance. We ensure proper aisle widths, turning radii, and ADA van-accessible stall dimensions before a single line is painted.

Re-Striping Existing Lots

Faded paint is one of the most cost-effective fixes available to property managers. Re-striping an existing lot follows the original layout, refreshing faded lines without requiring a full layout plan. We can also adjust layouts during re-striping if your needs have changed — adding or removing stalls, modifying fire lanes, or reconfiguring accessible spaces.

ADA-Compliant Accessible Parking

ADA compliance in parking lots is not optional — and the requirements are specific. We install accessible parking stalls with correct dimensions, proper signage positioning, international symbol of access (ISA) markings, and connecting accessible routes to building entrances.

Non-compliant lots expose property owners to ADA complaints, fines, and civil liability. We ensure every accessible parking installation meets current federal ADA Standards for Accessible Design and Washington State requirements.

Fire Lane Marking

Fire lanes must be clearly marked per local fire code to keep emergency vehicle access clear. We paint "FIRE LANE — NO PARKING" text and red curb paint to required specifications for your jurisdiction. We're familiar with the requirements across King County and Snohomish County municipalities.

Crosswalks & Pedestrian Markings

Crosswalks, stop bars, pedestrian warning markings, and directional arrows improve safety and manage traffic flow throughout your lot. We install both standard two-line crosswalks and high-visibility continental (piano key) crosswalks for areas requiring enhanced pedestrian protection.

Stenciling & Custom Markings

Reserved stalls, loading zones, electric vehicle (EV) charging spaces, numbered stalls, "No Parking" zones, speed limit markings, and custom text stenciling are all available. If you can describe it, we can stripe it.

Scheduling Around Your Business

Striping requires the lot to be clear of vehicles. We offer flexible scheduling — early morning, evening, or weekend striping — to minimize disruption to your tenants, employees, and customers. For large lots, we can phase the project to keep portions of the parking area accessible throughout.

Parking Lot Striping FAQ

How many ADA handicap spaces does my lot require?
ADA requirements scale with lot size. 1–25 spaces: 1 accessible stall. 26–50: 2. 51–75: 3. 76–100: 4. 101–150: 5. Over 500: 2% of total. At least 1 in 6 accessible stalls must be van-accessible. We ensure full compliance on all striping projects.
How long does parking lot striping last?
Typically 2–4 years depending on traffic volume and pavement condition. High-traffic commercial lots may need re-striping every 1–2 years. Freshly sealed asphalt holds paint longer. Standard water-based traffic paint is used for most applications.
How soon after sealcoating can I stripe the lot?
Wait at least 24–48 hours after sealcoating before striping. Paint applied over uncured sealcoat won't bond properly and will peel. We coordinate sequencing when performing both services together.
Can you stripe the lot after hours or on weekends?
Yes. We offer flexible scheduling including early morning, evening, and weekend striping to avoid disrupting your operations. We just need dry conditions and temperatures above 50°F. Contact us to find a schedule that works.
