Why Drainage Matters for Your Pavement

Water is the single biggest threat to asphalt and concrete pavement in the Pacific Northwest. Western Washington's wet climate means pavement that isn't properly drained will fail years ahead of schedule — cracking, heaving, developing potholes, and losing its structural integrity from the bottom up.

Trench Drains

Trench drains (also called channel drains or linear drains) are installed across the surface of a paved area to intercept sheet flow before it can pond or damage structures. They're common at the base of sloped driveways, in front of garage and warehouse doors, across loading dock aprons, and along building foundations.

We install cast-in-place concrete trench drains as well as pre-cast polymer concrete and HDPE channel systems. Grate options include ductile iron, galvanized steel, and ADA-compliant pedestrian-safe grates for areas with foot traffic.

Parking Lot Drainage & Grading

Commercial parking lots rely on precise grading to move water to catch basins efficiently. Over time, settled pavement, patch repairs, and overlay projects can disrupt the original drainage geometry — creating bird baths (ponding areas) that accelerate pavement failure and create slip hazards.

Water is the number one enemy of pavement. Standing water softens the subbase, freeze-thaw cycles crack the surface, and poor drainage accelerates oxidation and pothole formation. A properly drained lot can last twice as long as one with drainage problems. Catch basins, trench drains, and proper lot grading are all part of a complete paving system.
What is a catch basin and when does it need to be replaced?
A catch basin is an underground chamber with a grated inlet that collects surface runoff and routes it to the storm sewer. Signs it needs attention: broken or missing grate, cracked or collapsing walls, persistent pooling nearby, or a basin that's silted up solid. Regular cleaning every 1–3 years can significantly extend its service life.
What is a French drain and do I need one?
A French drain is a gravel-filled trench with a perforated pipe that redirects groundwater and surface runoff away from problem areas. You likely need one if you have chronic wet spots, water near your foundation, or a driveway subbase that stays saturated after rain. They're a permanent fix for properties with high water tables or poor-draining soils.
