Why Drainage Matters for Your Pavement
Water is the single biggest threat to asphalt and concrete pavement in the Pacific Northwest. Western Washington's wet climate means pavement that isn't properly drained will fail years ahead of schedule — cracking, heaving, developing potholes, and losing its structural integrity from the bottom up.
We handle drainage as part of every paving project we do. When drainage issues exist, we address them before laying asphalt or concrete — because putting new pavement over a drainage problem just delays the inevitable. Catch Basin Installation & Repair
Catch basins are the workhorses of commercial parking lot drainage. They collect surface runoff through a grated inlet, filter out sediment and debris, and channel water into the storm sewer system. A functioning catch basin network is what separates a parking lot that lasts 25 years from one that needs major repairs in 10.

Trench Drains
Trench drains (also called channel drains or linear drains) are installed across the surface of a paved area to intercept sheet flow before it can pond or damage structures. They're common at the base of sloped driveways, in front of garage and warehouse doors, across loading dock aprons, and along building foundations.
We install cast-in-place concrete trench drains as well as pre-cast polymer concrete and HDPE channel systems. Grate options include ductile iron, galvanized steel, and ADA-compliant pedestrian-safe grates for areas with foot traffic.

French Drains & Area Drains
Not all drainage problems are on hard surfaces. Chronically wet yards, saturated driveways, soggy landscaping, and water infiltrating foundations are common in Western Washington's clay-heavy soils. French drains and area drains are the standard residential solution.

Parking Lot Drainage & Grading
Commercial parking lots rely on precise grading to move water to catch basins efficiently. Over time, settled pavement, patch repairs, and overlay projects can disrupt the original drainage geometry — creating bird baths (ponding areas) that accelerate pavement failure and create slip hazards.
We evaluate lot drainage during every assessment. When we identify grading issues, we can address them through milling and re-paving problem areas, installing additional catch basins, or adjusting grades during a full lot overlay. Getting the drainage right is always part of the job.
Drainage Paired With Paving
The most cost-effective time to address drainage is during a paving project. Installing or repositioning catch basins, adding trench drains, or regrading problem areas while the lot is already torn up adds relatively little to the project cost compared to cutting into finished pavement later.
