Sealcoating Done RightProtect Your Investment
Protect your asphalt investment with expert sealcoating. From driveways to parking lots across King and Snohomish Counties, we extend pavement life, restore its look, and prevent water damage before it starts.
Why Sealcoating Matters in the Pacific Northwest
Western Washington's climate is uniquely demanding on asphalt. While our mild winters spare us from the worst freeze-thaw cycles, the near-constant rain creates a different problem: water infiltration. Every small crack in asphalt pavement becomes a pathway for water to reach and weaken the base material. Once the base softens, potholes and large-scale failures follow.
Sealcoating closes the surface of your asphalt — filling hairline cracks, restoring the binding oils that hold aggregate together, blocking UV oxidation, and creating a waterproof barrier that sheds rain instead of absorbing it. Applied on the right schedule, sealcoating can extend the life of asphalt by 5–10 years at a cost that's a fraction of full replacement.
Our Sealcoating Process
We don't just roll up and spray. Proper surface preparation is what separates a sealcoat job that lasts from one that peels in a season.
Step 1: Surface Inspection
We walk the entire surface, identifying cracks, oil spots, drainage problems, and any areas that need repair before sealing. We'll flag anything that needs attention and discuss options with you before starting.
Step 2: Cleaning & Prep
The surface is blown clean of all debris, dirt, and loose material. Oil and fuel stains are treated with a primer — if stains aren't neutralized, the sealcoat won't bond properly over them. Cracks are cleaned and filled with hot-pour rubberized crack filler where needed.
Step 3: Sealcoat Application
We apply a high-quality, environmentally responsible sealcoat product in two coats for optimal coverage and durability. We use squeegee application on driveways for even, consistent coverage. Commercial lots may use spray application for larger areas, followed by hand-squeegee work along edges and tight spots.
Step 4: Curing
The surface is blocked off for 24–48 hours to allow proper curing. We monitor weather conditions and schedule sealcoating only when temperatures are above 50°F and dry conditions are forecast for at least 24 hours post-application.
Residential Driveway Sealcoating
A freshly sealcoated driveway looks like new — rich, dark black against green lawns and clean concrete edges. More importantly, it's protected. We serve homeowners throughout Woodinville, Kirkland, Redmond, Bellevue, Bothell, Kenmore, Sammamish, and surrounding communities.
New driveways should cure for 6–12 months before their first sealcoat. After that, plan to reseal every 3–5 years. We'll keep a record of your property and can follow up when it's time for the next application.
Commercial Parking Lot Sealcoating
For commercial properties, a well-maintained parking lot signals professionalism and protects your liability exposure. Cracked, faded pavement with potholes creates slip-and-fall risks and leaves a poor first impression on customers and tenants.
We work with property managers and business owners to schedule commercial sealcoating with minimal disruption — often phasing sections over multiple evenings or weekends so parking remains available throughout the project.
