Our Sealcoating Process

We don't just roll up and spray. Proper surface preparation is what separates a sealcoat job that lasts from one that peels in a season.

Step 1: Surface Inspection

We walk the entire surface, identifying cracks, oil spots, drainage problems, and any areas that need repair before sealing. We'll flag anything that needs attention and discuss options with you before starting.

Step 2: Cleaning & Prep

The surface is blown clean of all debris, dirt, and loose material. Oil and fuel stains are treated with a primer — if stains aren't neutralized, the sealcoat won't bond properly over them. Cracks are cleaned and filled with hot-pour rubberized crack filler where needed.

Step 3: Sealcoat Application

We apply a high-quality, environmentally responsible sealcoat product in two coats for optimal coverage and durability. We use squeegee application on driveways for even, consistent coverage. Commercial lots may use spray application for larger areas, followed by hand-squeegee work along edges and tight spots.

Step 4: Curing

The surface is blocked off for 24–48 hours to allow proper curing. We monitor weather conditions and schedule sealcoating only when temperatures are above 50°F and dry conditions are forecast for at least 24 hours post-application.

How often should I sealcoat my asphalt in Western Washington?
Every 3–5 years is the standard. New asphalt needs 6–12 months to cure first. Over-sealing (more often than every 3 years) causes buildup that cracks and peels. In our wet climate, consistent maintenance on this schedule is the single best thing you can do to avoid costly replacement.
What is the best time of year to sealcoat in Western Washington?
May through September. Sealcoat requires air and surface temperatures above 65°F and dry conditions for at least 24 hours after application. We track the forecast carefully and schedule accordingly. Summer slots fill quickly — contact us in spring to get on the schedule.
Is one coat enough?
For most surfaces, we recommend two coats. A single coat can leave thin spots and uneven coverage, especially on older or more porous pavement. Two coats ensure consistent protection and a clean, uniform finish that holds up longer — making it the better value in the long run.

No — sealcoating is a surface coating, not a structural repair. Cracks wider than a hairline need to be cleaned and filled with hot-pour rubberized sealant before we apply the topcoat. We include crack prep in our sealcoating service and will identify any areas needing repair during our inspection.
